The Council is seeking to engage a suitably qualified and experienced agent to progress the development of new build council housing. The Council has identified five potential sites for residential development to be let at an affordable rent (as defined by the Homes and Communities Agency). The sites have been initially assessed, by the Council and an independent surveyor, as being suitable for development with some constraints identified. The Council's planning service has also provided an initial estimate of the number of units (houses only) that may be accommodated on site. However, this is subject to change pending the outcome of the feasibility and design stages which will aim to maximise density and rental income whilst also taking account of the Council's housing needs and planning policy requirements.

The scope of works, and value of works connected to the scope of works, is not guaranteed. The number of units per site, and construction costs for those units, are estimates only.
The number of units, and therefore construction costs, could be subject to change following planning decisions and/or feasibility studies.
It should be noted that payment will only be made for each stage of the project upon successful completion of that stage and it is not guaranteed that each site will obtain planning permission or proceed to practical completion. In addition, it is expected that not all five sites will be delivered as part of a single project and the list contained in this document is not necessarily indicative of the final programme.
