On behalf of Torbay Council, Torbay Development Agency invites offers, by way of formal tender for a long lease (maximum of 40 years) for a water based Leisure attraction at Goodrington Sands, Paignton, Devon TQ4 6LN.
It is located along Paignton Seafront, adjacent to Goodrington Sands, and the attraction is situated in one of the Country's premier holiday destinations, with annual staying visitor nights of around 4 300 000, and a total visitor related spend around 423 000 000 GBP and a resident population in excess of 130 000.
The site sits in the UNESCO recognised English Riviera Global Geopark, which attracts international recognition for the beauty of Torbay and its geological heritage.
The Property and site for lease can be seen edged red on the aerial photo and on Plan EM2663, and is around 10 660 square metres in area.
The property and site comprise an existing outdoor waterpark with 8 flume slides, a central building with entrance, changing rooms, 1st floor restaurant, ground beach shop and catering takeaway and stores. There is a separate Octagon building with ground floor catering outlets and 1st floor office. There are sun terrace areas and a large tarmaced area and Go-Kart site.
The area edged blue is a further option that may be possibly available and included in the lease, however, this will be addressed and assessed separately. This area is open space, and is approximately 2,030 square metres in area.
The existing Lease for the waterpark expires on 1.11.2016, and the Go-kart site is vacant.
