The Employer wishes to appoint a Principal Contractor (PC) whose team will comprise, but not necessarily be limited to, all necessary design disciplines, planning and building control speciailists and all necessary subcontractors, to take the Employer's brief and design and construct a Turnkey technical resource building for RAL Space achieving BIM Level 2 as a minimum and compliance with Government Soft Landing procedures. The PC and all major subcontractors will be prepared to work on an Open Book financial basis to produce a Firm Lump Sum for the project within a previously agreed Guaranteed Maximum Price. The ability to work collaboratively is absolutely essential and short listed companies will be expected to be capable of demonstrating a track record in this regard.
The project comprises a 7 000 m² 12 m high single storey structure incorporating lasers and cold rooms which is enveloped with two storey facilities around the perimeter which will house offices, laboratories and plant space. There is a separate energy centre including a substation and vibration facility.
The Employer has arranged an Industry Day Seminar to which all interested Contractors, subcontractors and design teams are invited to attend and which will be held on Tuesday 16.7.2013 at Didcot.
Should funding be made available there is the possibilitty of a further 3 000 m² office building being added adjacent this facility.
All applicants must be familiar with the latest Government briefings on BIM and Soft Landings.
